The customer, David Mende, contacted us for an emergency water loss caused by a broken water filter on his refrigerator. The leak spread significantly, affecting the kitchen, living room, office, hallway, and the crawlspace below.
We initiated stabilization by performing moisture mapping and DocuSketch imaging to record the initial damage for insurance purposes. Our team performed selective demolition, removing affected laminate flooring in the office and hallway closet, pulling trim throughout the main floor, and extracting 85 sq. ft. of wet insulation from the crawlspace. To respect the homeowner's request to save the kitchen tile, we initially attempted advanced "in-place" drying techniques by drilling into grout lines and building a specialized drying "tent" ducted to a dehumidifier to force airflow through the subfloor. For the final remediation, when moisture levels in the kitchen did not drop sufficiently, we proceeded with pulling approximately 55 sq. ft. of tile and backer board. We also performed drywall cuts behind cabinets, HEPA-vacuumed all framing, and applied botanical antimicrobial treatments to prevent mold growth before the final cleanup.
