The customer reported a significant water loss at her residence, suspected to be caused by a leaking water heater supply line. The intrusion caused extensive damage to the laundry room and bathroom, leading to saturated subflooring, baseboards, and microbial growth on structural framing.
Our team executed a comprehensive recovery plan following a significant water loss at the residence. Upon arrival, our team inspected the moisture migration and immediately drained and removed the hot water tank to prevent further damage, installing Ram board along all travel paths to protect unaffected flooring. We performed a controlled demolition of saturated LVP and multiple layers of OSB subflooring; during this process, we identified older vinyl layers and proactively took samples for asbestos testing to ensure a safe work environment. To address the moisture, we removed wet drywall and insulation to expose the structural framing, then applied IICRC-standard antimicrobial treatments and stain-removal sprays to the sill plates to eliminate microbial growth. Our team established a professional drying environment using HEPA air scrubbers, industrial air movers, and dehumidifiers across the bathroom, laundry room, and crawlspace. To restore habitability for the client, we installed temporary subflooring and reconnected the water heater with a safety pan. The project concluded with a final DocuSketch 360° scan and walkthrough, ensuring all insurance and reconstruction data was accurately captured for the job file.
